Do you need planning permission for new or replacement windows in Ireland?

8th January 2026 by The Fairco Team

Upgrading or replacing your windows is one of the most effective ways to improve comfort, energy efficiency, and property value. But before you start, it’s essential to understand what the law says about planning permission and building regulations.

Most window replacements qualify as exempted developments, meaning you don’t need planning permission. However, there are clear exceptions, especially if your home is listed in a conservation area, or if you’re changing the appearance of your property.

At Fairco, our products and installation process are designed with full compliance in mind, helping homeowners modernise efficiently and legally.

When planning permission is not required

In the majority of cases, replacing existing windows with similar ones doesn’t require planning permission. According to Planning Leaflet 8: A Guide to Doing Work Around the House, such work is considered exempted development under Irish planning law.

This exemption generally applies when:

  • You are replacing windows of the same size, shape, and appearance.
  • The work does not materially alter the external look of your home.
  • The replacement does not affect protected or designated structures.

These exemptions are outlined under the Planning and Development Act and accompanying Regulations available via gov.ie.

If you’re unsure whether your plans qualify, you can request a Section 5 Declaration from your local planning authority. This provides a formal decision confirming if your project counts as exempt development.

When you do need planning permission

While many upgrades are exempt, several scenarios require planning consent or special permissions:

  1. Adding or altering window openings
If you’re adding new windows, changing window size, or installing features like bay windows that project outward, you will likely need permission. Such works are considered to materially alter the structure’s external appearance.
  1. Protected and conservation properties
For protected structures or homes in architectural conservation areas, even replacing existing windows often requires formal consent. This ensures the visual character of heritage areas remains intact.
  1. Special local restrictions
Some local councils enforce special restrictions, removing permitted development rights. If your property is covered by one, changes that would normally be exempt, such as replacing windows, may require permission.
  1. Converting windows into doors
Transforming a window opening into a door typically demands planning approval, as this alters both the façade and structure.
  2. Proximity to boundaries and privacy concerns
Certain distance and height rules apply, particularly for upper-floor windows. For example, Wexford County Council’s exempted development guide notes that upper-storey windows must be at least 11 m from a boundary line. Local authorities may interpret this differently, so always confirm locally.

Building regulations still apply to all replacements

Even when planning permission isn’t needed, Building Regulations still apply to every window installation. These ensure safety, structural integrity, and energy efficiency.

The most relevant requirements come from Technical Guidance Document Part L, which deals with the conservation of fuel and energy. Windows must meet minimum performance standards, including:

  • U-values: Replacement windows must achieve specific thermal performance targets to limit heat loss.
  • Ventilation: Modern regulations require adequate airflow. If your old windows didn’t include trickle vents, new ones must.
  • Safety glazing: Toughened or laminated safety glass must be used near doors, low sills, or high-traffic areas.
  • Compliance documentation: Installers should provide certification confirming adherence to regulations.

You can review the official standards in Technical Guidance Document L.

How Fairco ensures full compliance

At Fairco, compliance isn’t an afterthought; it’s built into everything we do. Our process ensures your upgrade meets both planning and building regulation requirements from the outset.

  • Design assessment: We evaluate whether your project falls under exempt development and design replacements that align with the existing structure.
  • Aesthetic continuity: Our systems replicate original proportions and finishes, reducing the likelihood of planning complications.
  • Certified performance: All Fairco windows are engineered to exceed Irish energy and safety standards, achieving low U-values and high durability.
  • Regulation-ready installation: Every installation is completed by trained professionals following Technical Guidance Documents, ensuring peace of mind and legal compliance.

Heritage Sash, designed for conservation

Fairco’s Heritage Sash windows are ideally suited for conservation areas and protected structures because they are designed to respect the architectural character while meeting modern performance standards. Our sash profiles, slim rails, and run-through horns mirror traditional design details, which aligns with the approach set out in the Architectural Heritage Protection Guidelines for Planning Authorities guidance that emphasises minimal intervention and the retention of original proportions and features in conservation areas. Under these guidelines, any alteration to windows in Architectural Conservation Areas (ACAs) or protected structures must preserve the “character and special interest” of these buildings. By combining faithful aesthetic replication with energy-efficient glass, secure frames, and precise installation, Heritage Sash offers a balance: you maintain regulatory compliance while achieving thermal performance and durability.

The Fairco difference

For most Irish homes, replacing like-for-like windows doesn’t require planning permission. However, once you alter window dimensions, introduce new openings, or work on protected structures, permission or heritage consent becomes necessary. Regardless of planning requirements, Building Regulations always apply.

Fairco helps homeowners navigate this process confidently, combining compliance expertise with premium energy-efficient window systems that enhance performance, comfort, and value.

Practical tips for a warmer, more energy efficient home.

11th December 2025 by The Fairco Team

Upgrading your home with Fairco energy-efficient windows is one of the most effective ways to improve year-round comfort, reduce heat loss, and lower your overall energy costs. Modern glazing technology, precision engineering, and airtight installation all contribute to a more efficient home, but how you use and manage your windows day-to-day also plays an important role. With a few simple habits, you can maximise performance and enjoy the very best from your new Fairco installation.

Understanding how modern windows improve efficiency

Today’s high-performance windows do far more than simply close off the cold. Fairco products are crafted using advanced insulated glazing, multi-chambered frames, and airtight seals that work together to keep heat where it belongs – inside your home. This means your heating system doesn’t have to work as hard to maintain a comfortable temperature, particularly during colder months.

Unlike older windows, which often suffer from draughts, weak seals, or single glazing, modern units are engineered to minimise heat transfer. Gas-filled glazing, low-emissivity coatings and warm-edge spacer bars help reduce heat loss, while robust weather seals prevent cold air from entering and warm air from escaping. However, to get the most from these technologies, it’s helpful to understand how heat, ventilation, and daily routines all interact.

Everyday habits that boost energy efficiency

Even the most advanced windows perform best when supported by thoughtful daily habits. These simple routines can help reduce energy waste and maintain a more balanced indoor environment:

Promote natural airflow when needed.
Many Fairco windows include built-in trickle vents, allowing a steady, controlled flow of fresh air without opening the window itself. This helps maintain air quality while avoiding unnecessary heat loss.

Use Tilt & Turn features effectively.
If your home includes Tilt & Turn windows, the “tilt” setting is ideal for passive ventilation. It lets fresh air enter from the top of the sash while maintaining security and minimising heat loss.

Manage heat retention with curtains and blinds.
Closing curtains or blinds at night helps keep warmth inside by adding an additional layer of insulation. Opening them during the day allows natural sunlight to warm your interior spaces – a simple way to take advantage of passive solar gain.

Why ventilation matters as much as insulation

One of the most common misconceptions about energy efficiency is that a home should be sealed as tightly as possible. While airtight windows and doors are essential for preventing heat loss, good ventilation is equally important for maintaining a healthy, stable indoor climate.

A well-ventilated home:

  • Heats up more quickly because fresh air circulates more easily.
  • Keeps warmth for longer with fewer cold spots or damp pockets.
  • Reduces the risk of condensation, mould, and moisture damage.

Modern, energy-efficient homes rely on a balance between insulation and controlled ventilation. Trickle vents, tilt functions, and short bursts of daily window opening all help manage moisture and keep air moving without compromising warmth.

Long-Term Benefits You’ll Notice

Using your Fairco windows mindfully enhances daily comfort and supports long-term home performance. Over time, you can expect:

  • Lower energy consumption and improved heating efficiency.
  • Higher indoor comfort with fewer draughts or cold zones.
  • Healthier indoor air through better moisture and allergen control.
  • Greater overall durability as proper ventilation protects frames and interiors.

Combined with Fairco’s precision installation and high-performance design, these habits help ensure your home remains warm, comfortable, and efficient for years to come. If you are interested in finding out more about the Fairco difference, reach out to our experts!

Quick tips for home security with Fairco windows & doors

20th November 2025 by The Fairco Team

Home security matters now more than ever, and one of the simplest ways to strengthen your property is by upgrading the windows and doors that form the first line of defence. At Fairco, security is not an optional extra but an integral part of every product we design and install. Robust materials, considered engineering and carefully chosen hardware combine to ensure your new windows and doors protect what matters most while complementing the look and comfort of your home.

Advanced multi-point locking: your primary defence

Traditional doors and windows often rely on a single locking point, which can leave other areas of the frame vulnerable. Fairco products use modern multi-point locking systems to spread the locking action across the full height or width of the unit. When the handle is lifted on a Fairco door, multiple hooks, bolts or rollers engage into reinforced frame pockets, creating a secure, even seal that is significantly harder to force. This engineered rigidity not only improves security but also enhances weather resistance and long-term performance.

How lift-to-lock works in everyday use

The operation of Fairco’s lift-to-lock systems is deliberately straightforward. After closing the door, lifting the handle engages every locking point along the edge; turning the key then secures the mechanism in place. This small sequence ensures the door sits correctly in its frame, maintains its weather seal and provides maximum resistance to attempted entry. Windows fitted with equivalent multi-point hardware operate on the same principle: fully closing and engaging the handle allows each locking element to function exactly as intended, delivering consistent protection with minimal effort.

The role of good habits in keeping your home secure

Even the strongest hardware performs best when supported by sensible daily routines. Fully closing and locking windows and doors rather than leaving them merely pushed shut is a simple but effective habit. Avoid leaving keys in external locks overnight or when you are away, and ensure that potential access points, such as small side windows, flat roofs or secondary entrances, are secured with equal care. These small actions reduce opportunity and make your property a less attractive target for opportunistic intrusion.

Additional home security options for enhanced protection

For homeowners seeking extra reassurance, Fairco offers a range of optional security enhancements that work seamlessly with our doors and windows. Laminated security glass combines bonded layers that hold together if shattered, slowing an intruder and maintaining a barrier even after impact. Reinforced frames increase the structural strength around locking points, while security-rated handles and upgraded cylinders provide resistance to tampering techniques such as snapping or drilling. Many customers also choose to integrate alarms, sensors or smart-home security systems to create a layered defence strategy that covers both physical and electronic protection.

Home security and peace of mind, working together

Fairco’s approach to security pairs high-quality hardware with design and installation, delivering protection that lasts. Strong windows and doors are an important deterrent in their own right, but when combined with everyday best practices and optional upgrades, they form a comprehensive security solution. The outcome is confidence in a home that feels safer, more resilient and better protected against intruders, day and night.

If you would like advice on the best security options for your property or wish to discuss upgrades such as laminated glazing or reinforced frames, our team is ready to help.

How to prevent condensation and black mould

30th October 2025 by The Fairco Team

Condensation and black mould are common issues in Irish homes, particularly during colder months when windows are kept closed and indoor heating is used more often. While a bit of condensation can seem harmless, frequent moisture build-up and mould growth can signal deeper problems with ventilation, insulation, and glazing performance. Left unresolved, they can harm both your home’s structure, indoor air quality and your health.

Let’s explore why condensation occurs, how it leads to mould, and what practical steps you can take to manage it. We will also highlight how modern window technology, like the systems Fairco installs, can help reduce condensation while improving comfort and energy efficiency.

What causes condensation?

Condensation forms when warm, humid indoor air meets a colder surface, such as your window glass. The temperature difference causes water vapour to turn into droplets. The issue becomes more noticeable in winter, when windows are cooler and indoor air tends to be more humid.

Common contributing factors include:

  • Poor insulation or glazing: Older single-glazed windows, or early-generation double glazing, cool quickly and provide a cold surface where moisture condenses.
  • High indoor humidity: Activities like cooking, showering, and drying clothes indoors increase moisture levels.
  • Insufficient ventilation: Without adequate airflow, humidity builds up indoors. This is often made worse when trickle vents are blocked or windows remain tightly sealed for long periods.

How condensation leads to black mould

When condensation persists, it creates damp conditions ideal for mould growth. Black mould thrives on surfaces that remain damp, such as window frames, sills, and surrounding plaster. Over time, this can damage finishes, cause unpleasant odours, and worsen respiratory conditions such as asthma and allergies.

According to the World Health Organization (WHO), prolonged exposure to damp and mouldy environments is associated with respiratory symptoms and allergic reactions. Addressing condensation is therefore not only a maintenance issue but also a matter of home health.

How to fix and prevent condensation and mould

  1. Improve ventilation:
Increase airflow throughout your home by opening windows for short bursts daily or ensuring trickle vents remain unblocked. In bathrooms and kitchens, use extractor fans that vent outdoors. Mechanical ventilation with heat recovery (MVHR) systems can also help maintain balanced humidity.
  2. Manage indoor humidity:
Avoid drying clothes indoors where possible and cover pots while cooking. Using a dehumidifier can help maintain indoor humidity between 40 – 60%, which research shows is optimal for comfort and health.
  3. Maintain consistent indoor temperatures:
Sharp temperature fluctuations encourage condensation. Keeping your home evenly heated, especially in rooms with large windows, helps prevent moisture from settling.
  4. Upgrade to energy-efficient windows:
High-performance double and triple-glazed windows with low-emissivity (low-E) coatings and insulated frames reduce the temperature difference between interior glass and indoor air. This limits condensation formation. Fairco’s window systems are designed with advanced thermal insulation, helping maintain warmth while minimising the likelihood of condensation and the resulting damp.
  5. Regular maintenance:
Clean window seals and frames periodically and check for damaged weatherstripping. Properly maintained seals prevent moisture ingress and preserve airtightness.

The long-term solution: balance insulation and ventilation

Condensation problems often occur when insulation improves, but ventilation does not. Modern homes are built to be highly airtight, which improves efficiency but traps humidity if ventilation isn’t managed. A balanced approach of combining efficient windows with adequate airflow creates a stable, comfortable indoor environment.

Fairco’s windows and doors are engineered to deliver this balance. With advanced glazing, thermal breaks, and precision installation, they help homeowners achieve improved insulation without compromising air quality.

Final thoughts

Condensation and mould are signs that your home’s insulation, ventilation, or glazing may need attention. By addressing humidity, improving airflow, and investing in high-performance windows, you can protect your home’s structure and create a healthier living space.

To learn more about improving your home’s efficiency and comfort, contact Fairco for tailored window and door solutions that reduce condensation and enhance performance year-round.

Autumn maintenance tips for windows and doors

23rd October 2025 by The Fairco Team

After months of summer heat, rain, and fluctuating temperatures, autumn offers the perfect opportunity to prepare your home for winter. While gutter cleaning and garden tidying often come first, your windows and doors deserve equal attention.

Regular maintenance not only keeps them looking their best but also ensures lasting performance and energy efficiency. The UK’s Glass and Glazing Federation notes that poorly maintained installations are a leading cause of draughts and energy loss. A few simple seasonal checks can protect your investment and keep your home warm and secure.

Glass and frames

Wind, rain, and falling leaves leave their mark in autumn. Use a soft cloth with a mild, non-abrasive cleaner to restore clarity and shine. Avoid harsh chemicals that may damage uPVC or aluminium finishes. For timber frames, a gentle detergent works best, and take the chance to inspect for peeling paint or weathered stain.

Tip: A clear view now means you’ll enjoy every bit of daylight as evenings draw in.

Fairco’s OMNIA Flush and Performance uPVC systems are designed for easy upkeep. Their advanced finishes resist dirt build-up and fading, allowing you to maintain a just-installed look with minimal effort.

Check seals and gaskets

With colder weather on the way, seals and gaskets become your first line of defence against draughts and damp. Over time, they can shrink or loosen. Run your hand around the window and door edges to detect air leaks. Replacing worn seals can noticeably improve comfort and reduce heating costs.

According to the Sustainable Energy Authority of Ireland (SEAI), heat loss through draughts and poor insulation can account for up to 20% of a home’s total energy waste. Fairco’s precision-engineered systems ensure tight sealing performance and optimal thermal efficiency.

Look for condensation or moisture

Cooler temperatures often bring increased condensation. If you notice misting between glass panes, the sealed unit may have failed and could need professional attention. Check thresholds and sills for pooling water, especially after heavy rain, to prevent long-term damage.

Hardware

As daylight fades earlier, security becomes even more important. Test locks, handles, and hinges for smooth operation. If movement feels stiff, use a silicone-based spray or light lubricant. Avoid oil-based products that attract grit.

All Fairco windows and doors, including the OMNIA Flush range, feature multi-point locking and reinforced hinges for enhanced security and long-term reliability.

Test operation and alignment

Open and close every window and door fully. If they stick or catch, seasonal humidity may have caused minor shifts. Simple hinge or latch adjustments now can prevent unnecessary strain later in winter.

Fairco installation teams calibrate every fitting for long-term ease of use, ensuring performance and alignment remain consistent year-round.

Refresh timber finishes

Autumn’s mild days provide ideal conditions for refinishing timber frames before winter damp sets in. A light sanding followed by a new coat of paint or stain protects against warping, rot, and weathering.

If you’re looking to minimise maintenance altogether, Fairco’s Performance uPVC range offers the visual warmth of timber with none of the seasonal upkeep, combining authentic design with long-term durability.

Why seasonal maintenance matters

Taking time for simple upkeep each autumn ensures:

  • Energy efficiency – better insulation, lower heating bills.
  • Security – reliable locks and reinforced hardware.
  • Longevity – protection against wear, moisture, and movement.
  • Peace of mind – confidence that your home is ready for winter.

With innovative ranges like OMNIA Flush and Performance uPVC, Fairco helps homeowners combine timeless design with effortless maintenance, keeping homes secure, efficient, and beautiful through every season.

How to maintain your Accoya Timber front door

12th March 2025 by The Fairco Team

Simple Steps to Keep Your Fairco Timber Door Looking Beautiful for Years

A front door is more than an entrance—it’s the first impression your home makes. At Fairco, our Accoya timber front doors are designed to offer timeless beauty, exceptional performance, and durability that stands up to the Irish climate. But like any high-quality timber product, a little care goes a long way.

Whether you’ve recently installed your Fairco Accoya front door or are considering one for your home, here’s your complete guide to maintaining it properly, so it continues to look stunning and function flawlessly for many years to come.

Why Choose Accoya Timber?

Accoya is a premium, sustainably sourced timber known for its outstanding stability and longevity. It resists swelling, warping, and rotting—making it ideal for Ireland’s unpredictable weather. It also has excellent insulation properties and a long-lasting finish, helping you maintain both beauty and performance with minimal maintenance.

That said, every natural material benefits from a little care and attention. With just a few simple steps, your Accoya door can last decades – while still looking as elegant as the day it was installed.

Maintenance Tips for Accoya Timber Doors

1. Clean Regularly

Use a soft cloth and mild soapy water to wipe down your door, especially after heavy rain or seasonal changes. This removes dirt, grime, and airborne particles that can build up over time. Avoid harsh chemicals or abrasive cleaning products—they can damage the protective finish.

Tip: Focus on areas around handles and lower panels, where dirt accumulates most.

2. Inspect for Minor Damage

Timber is naturally strong, but outdoor use can expose your door to occasional knocks or wear. Check for cracks, chips, or splits annually — especially after a storm or harsh winter.

If you notice any small imperfections, contact Fairco for advice or touch up using an approved finish. Catching minor issues early helps prevent larger problems later.

3. Refresh the Finish When Needed

Depending on your chosen finish and your home’s exposure to weather, your door may benefit from recoating every few years. This helps protect the surface and retain the colour depth, sheen, and durability.

Fairco can advise on the best finishing products for your door – whether it was originally treated with paint, stain, or oil. Maintaining your finish protects not just appearance but also the structural integrity of the wood.

4. Lubricate Hinges and Locks

Just like with any exterior door, light lubrication of hinges, locks, and moving parts helps maintain smooth operation. Apply a silicone-based lubricant or light oil to:

  • Hinges
  • Deadbolts
  • Latch mechanisms

This also prevents creaks or stiffness caused by changing temperatures and humidity.

5. Check the Weatherstripping

Weatherstripping is key to keeping your home warm and energy-efficient. Periodically inspect the rubber or foam seals around the frame for wear, compression, or peeling. Replace or repair any sections that are damaged to prevent draughts and maintain your door’s A++ energy rating.

Bonus Tip: Treat It Like Fine Furniture

An Accoya timber door is a premium feature of your home. While it’s designed to stand up to the elements, it thrives with the same care you’d give to any high-end wood product. That means:

  • Avoiding slamming
  • Using handles and hardware gently
  • Keeping surfaces clean and dry when possible

The better you treat it, the longer it will serve you – both functionally and beautifully.

Low-Maintenance Luxury That Lasts

At Fairco, we chose Accoya timber for a reason. It offers the warmth and charm of natural wood, but with exceptional durability and weather resistance. With just a little routine care, your door will maintain its elegant appearance and outstanding performance for decades.

Thinking About a Timber Door Upgrade?

Fairco’s Accoya timber front doors offer:

  • A++ energy performance
  • Outstanding stability in all weather conditions
  • Premium finishes and lasting colour
  • Elegant, handcrafted design
  • Built-in security with robust hardware
