What Ireland’s Windows & Doors Grant Offers
The Sustainable Energy Authority of Ireland (SEAI) has announced a new grant for windows and doors installed on or after March 2, 2026. This home energy grant—often called the windows and doors grant Ireland 2026—is designed to help households upgrade poor‑performing windows and doors to more energy‑efficient replacements so homes are heat‑pump ready. Since news of the grant broke, many homeowners have put projects on hold while they wait to see if they qualify.

For a detached home, SEAI will cover up to €5,600 – €4,000 for windows and €1,600 for two doors. Even this amount is only a contribution toward the overall expense of a full window‑and‑door replacement, so you’ll still need to invest most of the cost yourself.

Grant for new windows and doors installed from March 2nd 2026 onwards
SEAI has confirmed that windows and doors installed on or after 2 March 2026 will qualify for the grant, regardless of when you sign your contract or pay your deposit. This means you can order your windows and doors now, lock in your February discount and manufacturing slot, and still be eligible for the grant as long as the installation happens from 2 March onwards. If your home is unlikely to benefit much from the grant—or you simply want your upgrades sooner—you can still take advantage of our February offer and have your new windows and doors fitted without delay.
Who qualifies for the Windows & Doors Grant?
The grant is not intended for people who simply want new windows; it aims to support deep retrofits that improve overall energy performance. Homes that fail the HLI requirement will need additional insulation, adding cost and complexity and potentially undermining eligibility.
To qualify for the grant, SEAI guidelines specify that you must:
Own a property built and occupied before 2011 with an MPRN (electricity meter number)
Replace existing single‑ or double‑glazed windows and/or inefficient doors. New windows and doors must achieve a U‑value ≤ 1.4 W/m²K[4].
Achieve a Heat Loss Indicator (HLI) of 2.3 W/m²K or lower (equivalent to a ‘Good’ or ‘Very Good’ BER rating) after the upgrade. Many homes will need attic or wall insulation to reach this standard[5].
Apply only once; the grant cannot be backdated or claimed in stages[6]. You must complete all works together.
Install from March 2nd onwards – projects can be booked, surveyed and deposit paid before March, and still be grant eligible as long as installation takes place on March 2nd or later.
Hidden costs & limitations of the SEAI grant
Should you wait for the grant? Some homeowners unfortunately won't benefit. Fairco supports initiatives that encourage energy upgrades, but we see several reasons why delaying your project could work against you:
Unless your home is already well insulated, you might struggle to meet the HLI threshold. Apartments and mid‑terrace houses receive smaller grants yet still have to invest in insulation and BER assessments.
You’ll need an up-to-date BER certificate to verify your home’s HLI. If you don’t already have one, you’ll have to hire a BER assessor to evaluate your home once the works are complete before the grant is paid.
To meet the 2.3 W/m²K HLI threshold, many homes will also need attic and/or wall insulation. The cost of insulation varies widely depending on property type, size and existing condition. While SEAI grants can help with insulation, most homeowners still need to make a significant personal contribution.
The grant is a one‑time scheme; you can’t claim separate grants for different windows or doors. Unless your home meets the HLI requirement, replacing just a few windows or doors will usually not qualify.
Applications open March 2, 2026. You’ll need to wait until after this time to have your windows and doors installed, and obtain a post‑works BER before being reimbursed. Demand will likely be high, so if you decide to wait you may find yourself at the back of a long queue, with installation dates moved out by up to 16 weeks.
Install from March 2nd onwards – projects can be booked, surveyed and deposit paid before March, and still be grant eligible as long as installation takes place on March 2nd or later.
In some cases, the grant amount may be modest or you may not qualify at all (for example, if your home doesn’t meet the HLI threshold or if you plan only a partial replacement). In these situations, choosing immediate installation under Fairco’s February offer lets you enjoy the benefits of new windows and doors without waiting.
